How do I know if my pool is actually leaking or just evaporating?
The bucket test is the only reliable test besides hiring a professional for a leak detection.
How much water loss per day is normal?
Normal Florida evaporation ranges from 1/16 inch to 1/4 inch per day for most pools. Screened pools evaporate less, open pools more. Heated pools evaporate significantly more than unheated. See our full leak vs evaporation guide.
My pool only loses water when the pump is running — what does that mean?
Leaks that only appear when the pump is running usually point to an equipment-related issue. Common causes include a failed seal or sealplate on the pump, a cracked union on a salt cell, a faulty multiport backwash valve that doesn't fully seal off the waste pipe, or leaky solar panels that are only filled with water when the pump is running.
Less common causes are harder to diagnose. A spa with a horizontal bond beam crack may only leak when the pump is running and the water level rises high enough to overflow into the pool. Spa therapy jets fitted with the wrong eyeball fitting can cause water to back up into the air line and eventually overflow from the pipe. A return line plumbed higher than the water level underground will only leak while primed during the pump's operating hours.
My pool only loses water when the pump is off — what does that mean?
This can point to a suction-side pipe break (skimmer, main drain, or vacuum line). During operating hours the pipe is under vacuum and pulls in air, but once the pump shuts off for the day it's no longer under vacuum and water can leak out instead.
Another common scenario is a failed check valve on a spa or a negative-edge/infinity-edge pool. This allows water to back flow or siphon into the lower body of water, eventually pushing the excess out through an overflow pipe or a seam higher up in the tile line or decking that normally wouldn't be submerged.
What are the signs of a pool leak besides water loss?
Visible signs include wet spots on the deck that don't dry, settled deck pavers, a wet spot in the yard near the pool, efflorescence (white mineral staining) on retaining walls, air in the pump basket, bubbles from return jets, auto-fill running constantly, and unexpectedly high water bills. What does a typical diagnostic appointment look like?
1.5–3 hours on site. Visual inspection, review of pool history and any prior quotes, pressure testing of each plumbing circuit independently, dye testing at suspected sources, underwater diver inspection, electronic listening where indicated, and a report with attached pictures when possible.
Do I need to drain my pool before you come?
No — please don't. A full pool is essential for proper diagnosis.

Why is detection priced separately from repair?
Two reasons. First, repair can't be priced accurately before the leak is located. Second, some diagnoses conclude no leak exists.
Do you charge for the visit if no leak is found?
Yes. The diagnostic work is identical whether a leak is confirmed or ruled out. Paying for the diagnostic buys a written finding from a licensed specialist and peace of mind.
What form of payment do you accept?
Major credit cards, checks, cash, Zelle, and ACH transfer. Commercial clients under contract typically receive net-30 invoicing. Residential diagnostic fees are due at completion of visit. We also finance major repairs through Klarna.

How long does a pool leak repair actually last?
Depends on the repair. Minor epoxy repairs can last 2–7 years depending on water chemistry. Acrylic repairs can last 20+ years underwater. PVC pipe repairs can last as long as the rest of the pool's plumbing — 40–100 years — as long as the ground is finished settling and there's no additional stress. Structural crack repairs vary greatly depending on whether the pool has finished moving, or has been addressed and stabilized to relieve stress.
What if my leak comes back after the repair?
As long as you're within the warranty's lifespan, you're covered. We'll redo the repair at no cost.
Does the warranty transfer if I sell my house?
Yes it does. The warranty is tied to the repair location and remains in effect for the remainder of the term under the new ownership.

Generally, no. Standard policies classify pool leak repair as maintenance, not a covered accidental event.

Do I have to disclose a pool leak when selling?

Should I fix a pool leak before listing my house?
Generally yes. Buyers overestimate pool repair costs by 2–5x. An $800 repair becomes a $1,600–$4,000 negotiated credit at closing if discovered during buyer inspection. Fixing before listing with documented repair and warranty transfer is usually the least expensive path.
What if the buyer's inspector finds a leak I didn't know about?
Get your own specialist diagnostic before agreeing to any remediation scope. General home inspectors frequently overstate pool issues. Once you have your own written quote, you can negotiate from data rather than fear.
Do you do pre-purchase pool inspections?
Yes — it's a separate service from leak detection, though it includes a leak detection as part of the inspection. Besides the leak detection, the inspection covers the pool equipment, the decking, the pool cage, and the pool tile and plaster, with a written report suitable for real estate purchase contingencies.

Yes. Commercial work represents roughly 30% of our business. We serve HOAs, country clubs, hotels, resorts, water parks, and property management companies.
Do you offer 24/7 emergency service for commercial clients?
No. We don't offer after-hours or emergency dispatch. Commercial diagnostics are scheduled during normal business hours, typically within 1–3 business days.

Yes. We photograph what we can from the deck and typically highlight the leak area. Underwater documentation is available only for special-case scenarios and carries an additional service fee. If you'd like underwater documentation, please request it when scheduling your job, as only certain technicians carry underwater cameras in their service vehicles.
